The café, positioned prominently on Battery Parade, is a short walk from both the town centre and the seafront.

Internally, the café can accommodate approximately 26 customers, while outside, it is licensed for 16 benches, providing space for 64 more people.

The new owner could continue running the café or use the space for another food and beverage concept, subject to necessary consents.

Currently, the café operates only from Easter until October, between 9am and 4pm daily, to suit the current owners.

However, the business could be extended to include weekends during the out of season months.

The business is being sold under a new Landlord & Tenant Act lease, subject to contract and satisfactory references.

The annual rent is set at £22,000, with an additional business premium of £60,000 for goodwill, fixtures, and fittings.
