A Teesside industrial unit is getting a new lease of life as a martial arts academy.

Plans to transform the space have been approved.

The academy will move into 9 Navigator Court on Stockton’s Preston Farm Industrial Estate, turning the former storage and distribution unit into a new space for sport and fitness.

Inside, new walls will divide the unit into separate areas, while the front of the building will also be given a makeover.

The existing steel roller shutter door will be replaced with white UPVC windows and white shiplap cladding, giving the unit a refreshed appearance ahead of its new use.

Once up and running, the martial arts academy will mainly open during the afternoons and evenings, from 4pm until 8.30pm between Monday and Friday.

It would also open from 9am until 1pm on Saturdays, with no opening hours listed for Sundays or bank holidays.

Visitors will have access to the site’s existing 40 parking spaces, all of which will be retained, while access to the building will remain unchanged.

The major makeover will also create an extra 50 square metres of floor space, taking the total from 336 square metres to 386 square metres.

Documents submitted with the application state the site is not at risk of flooding, and the changes are not expected to increase flood risk elsewhere.

With approval secured, the former industrial unit is now set to take on a very different role as a martial arts academy on Preston Farm Industrial Estate.
