Springfield Healthcare begins £20m Grove House care village development in Harrogate

Work has begun on a £20 million care development at Grove House on Skipton Road in Harrogate, with the project expected to create around 200 jobs.

The development by Springfield Healthcare will include a 76-bed care home, eight two-bedroom town houses designed for independent living, and the restoration and conversion of the historic Grove House building into luxury care suites.

Springfield said it hopes to welcome residents to the new care home in summer 2028. Recruitment for the home is expected to begin in early 2028.

The company says the scheme is intended to provide different levels of accommodation and support, allowing older people to access care as their needs change while remaining connected to the local community.

Investment and jobs

The £20 million investment is expected to create approximately 200 new jobs across care, hospitality, catering, management and support services.

Springfield said the positions will be new jobs associated with the development, with recruitment for the care home planned to begin in early 2028.

Graeme Lee, founder of Springfield Healthcare, said: Breaking ground at Grove House marks a hugely significant moment for Springfield Healthcare and for Harrogate. This is a project that reflects our long-term vision for care. We are committed to creating outstanding places where older people can live well, feel part of their community and receive the right support as their needs change.

Paul Philips, chief executive of Springfield Healthcare, said: We want Grove House to be somewhere people are proud to live, families feel confident in the care their loved ones receive, and the wider community can feel connected to. This is also a major investment in Harrogate, creating around 200 jobs and bringing new opportunities for people who want to build a career in care, hospitality and the wider care sector. We are excited to see the vision begin to take shape.

A historic Harrogate building

Grove House dates back to 1745 and is associated with industrialist and inventor Samson Fox, who lived there. The building later served as a hospital during the First World War before becoming the headquarters of the Royal Antediluvian Order of Buffaloes.

The plans include restoring the historic building and incorporating it into the wider care development, combining the site’s heritage with new accommodation and care facilities.

Springfield’s future plans

The development comes after Springfield Healthcare sold six Yorkshire care villages to American Healthcare REIT in October 2024, following a 12-year partnership with investment firm BGF.

Springfield said the Grove House project reflects its plans for the next generation of care, with an emphasis on a high-end environment and opportunities for residents to take part in intergenerational projects and engage with the wider community.

The company has confirmed that planning permissions have been received for the development. A reference supplied by Springfield is HGT18/01522/LB.
