Works that will “improve the longevity” of a landmark city centre building have been approved.

The former Brown Muff department store sites in the centre of the newly pedestrianised city centre, fronting Market Street, Ivegate, Bank Street and Tyrrell Street in Bradford.

The ground floor is currently occupied by numerous shops and cafes, and earlier this year plans to turn the second and third floor of the building into 34 apartments were approved by Bradford Council.

The application had been submitted by Mab Hussain of BFD 1 Development Limited.

More recently Mr Hussain submitted an application to replace the windows in the upper floors, with timber frames making way for aluminium frames.

The application said: “The existing windows are old and have deteriorated through age and prolonged exposure to the weather.

“A number of the timber windows are damaged and affected by rot.

“Their condition means that continued isolated repairs would not provide a suitable or durable building-wide solution.

“Continued piecemeal repair and replacement would also risk creating an increasingly inconsistent appearance through the introduction of different materials, profiles, colours and standards of detailing over time.

“The existing windows also provide poor thermal performance and do not meet current expectations for energy efficiency.”

Approving the works, planners said: “The works are intended to improve the condition and longevity of the building's fenestration. As such, the development is considered acceptable.”
