A plot of land in Bradford with planning permission for two new homes is set to go under the hammer with a guide price of £45,000.

The site, located at Waverley Place, Bradford BD7, is being offered for sale by auction and presents what agents describe as an "excellent development opportunity" for builders, developers and investors.

Waverley Place is a short residential street in the Great Horton area of Bradford, just south-west of Bradford city centre. It falls within the Bradford West constituency and the City ward of Bradford.

Agent claims planning permission in place

Situated adjacent to 21 Waverley Place, the agent says the land already benefits from planning permission for the construction of one four-bedroom semi-detached house and one two-bedroom dwelling, potentially allowing work to begin "without the uncertainty of seeking planning approval".

The approved scheme would deliver two family homes in an established residential area close to schools, transport links and Bradford city centre.

According to the listing, the site is particularly attractive because planning consent has already been secured, enabling a purchaser to progress with development plans immediately.

Well-placed for schools and stations

The land is well placed for commuters, with Bradford Interchange around 1.2 miles away and Bradford Forster Square approximately 1.3 miles from the site.

Frizinghall and Low Moor railway stations are also within three miles.

Several schools are located nearby, including Farnham Academy, Horton Grange Primary School, Copthorne Primary School and St Oswald's Church of England Primary Academy.

The plot is due to be sold at auction and carries a guide price of £45,000.
