The Aspect Building in Edinburgh’s West End is set for a major refurbishment that will create more than 26,000 sq ft of Grade A office space, landscaped gardens and a rooftop pavilion.

Formerly known as Exchange Tower, the building’s redevelopment is scheduled to begin later this month, with completion expected by the end of 2027.

The refurbishment, designed by dMFK and marketed by CBRE and JLL, will transform office suites and communal areas to create a modern, sustainable working environment.

Located about a seven-minute walk from Haymarket Station, the building sits within Edinburgh’s established Exchange District.

Plans include entrances from Canning Street and Torphichen Street, a new steel-clad stair tower, upgraded communal areas and wellness facilities. Secure cycle storage and other amenities will also be provided.

A key feature will be The Canopy, a sixth-floor rooftop terrace and pavilion offering 1,292 sq ft of outdoor space with panoramic views across Edinburgh. The space will be available to all occupiers for informal meetings, events and relaxation.

The refurbishment aims to achieve BREEAM Excellent and Energy Performance Certificate (EPC) A ratings. Planned sustainability measures include all-electric infrastructure, energy-efficient lighting and extensive reuse of materials.

Office suites will range in size from 1,313 sq ft to 8,181 sq ft, catering to businesses of different sizes.
