An East Yorkshire village pub boasting a "growing drinks trade" is up for sale.
The property, located on the A165 near Bridlington, is being marketed by estate agents Harris Shields for £250,000 freehold- a reduction of £50,000 since the property went on the market earlier this year.
It is described as "an excellent opportunity for an owner-operator or investor," with a commercial kitchen, a large car park, and an outside area.
The pub, which currently has seating for 36 diners, also has five motorhome sites, and the estate agents say there is scope for further commercial development.

The sales note states: "The size and layout of the site also provide potential for additional commercial opportunities, including a café, car wash or other complementary business uses.

"This is a versatile freehold opportunity with multiple income possibilities, offering an established licensed business together with significant scope to further develop the site."
The pub is approximately seven miles south of Bridlington and offers "excellent roadside visibility" at the Barmston turn-off.
The freehold is for sale, but the owner is also open to leasing the premises.
The sales note adds: "Prospective purchasers or occupiers who may be interested in renting rather than purchasing are encouraged to contact Harris Shields to discuss the options available and explore a proposal that may be acceptable to both parties."
