Sold! Long empty York site set for 228 flats after property deal

A long-empty York city centre site is finally set for transformation after changing hands in a new deal.

Persimmon Homes has sold land next to the StayCity Aparthotel on Paragon Street to Yorkshire-based developer Artium Group.

Now plans to build more than 200 flats on the site are set to move forward.

The plot has been left empty since 2004 after the former Barbican swimming pool was demolished.

It’s a prime location, opposite the city walls and near to the York Barbican.

The site attracted a protest by squatters in 2021, who demanded the plot be given back to the city so it could be turned into a community area.

The new deal paves the way for construction to actually begin.

Planning permission was granted in December last year for 228 apartments. Under the approved plans, building heights will be capped so they do not exceed the neighbouring StayCity hotel.

That scheme includes 22 per cent affordable housing.

A spokesperson for Persimmon Yorkshire said: “We’re pleased to see the redevelopment of this site take another major step forward.

“We’ve worked closely with the council over the last two years to deliver a design and a planning application worthy of this location.

“Unlocking the potential of this site will not only add to York’s housing needs but also signal a further endorsement of investment in York alongside the exciting plans for York Central.”

Managing director of Artium Group Thomas Shotton added: “The Barbican is one of York’s most important sites and securing it is a real milestone for Artium.

“With planning in place and all pre-commencement conditions discharged, we’re now in a position to bring it forward.”

Richard Bland, Investment Director at Artium Group, highlighted the urgent demand for central housing: “Consented city centre sites like this are rare, and demand for good-quality homes in York continues to outstrip supply.

“That’s why we moved decisively to secure it.”

Artium Group says further details on the timeline and development plans will be revealed soon.
