DETAILED plans for four detached homes off Eshton Road, Gargrave, near Skipton, are under consideration by North Yorkshire Council.

JD Construction, based in Cononley, has submitted a reserved matters application for the development of land behind 48 Eshton Road.

Outline planning permission was originally refused by North Yorkshire Council in April 2023 on grounds of the proposed development's 'unacceptable impact on highway safety' and an 'inefficient use of land', but was overturned in November 2023 by a Government planning inspector.

The inspector ruled that there would be no unacceptable impact on highways safety and that it complied with the Gargrave Neighbourhood Plan.

Conditions included the siting of visibility splays at the access onto Eshton Road.

Planning documents with the reserved matters application say that the site includes former equestrian buildings, outdoor exercise area and paddock.

The four detached houses - three four bedroom, and one five bedroom, will each be two storey and with separate parking.

It is stated: "The proposal accords with the development plan and the appeal decision. There are no material considerations that indicate otherwise and we therefore respectfully encourage approval of the scheme."

Site clearance will start 'once the planning is consented and all pre-commencement conditions have been dealt with'.
