OVER 2,240 homes would be built in Keighley between now and 2043 if Bradford’s draft Local Plan is adopted.

The plan, which has been in the works for years, sets out potential sites for housing, employment development and key transport links.

Across the Bradford district, sites that could deliver 33,670 in the next 17 years have been identified, and today the Telegraph & Argus looks at some of the planned development sites in Keigley.

These include a town centre site that, until recently, was earmarked for a development of business units, and the site of a former school.

The draft plan, which will go before Bradford Council’s Executive on Thursday, says: “The Local Plan identifies Keighley as one of Bradford district’s large towns.

“It will be a main local focus growth for housing, employment, shopping, leisure, education, health and cultural activities and facilities.

“The key aim is to transform its economic, environmental, physical and social conditions to support its long-term regeneration.

“It will deliver a thriving, sustainable and diverse town centre, with excellent public transport connectivity while supporting businesses to grow and delivering new high-quality housing as making the most of its strategic location as an attractive gateway to Bronte Country.”

A Local Plan is a blueprint for development, but does not guarantee that a planning application for these sites will automatically be approved.

Without a Local Plan to dictate where homes should be built, it is harder for Councils to refuse planning applications.

In total there are 29 sites in Keighley identified for housing in the Draft Local Plan. Some of these sites include:

· A 4.6 hectare site of Hollins Lane in Utley, which the draft plan says could be developed as a 107 home estate

· A 2.78 hectare plot of greenfield land at Bradford Road in Riddlesden earmarked for 73 homes

· The Aire Valley Business Centre site on Lawkholme Lane. The site has previously been granted planning permission for 34 business units, but the Local Plan says the 2.85 hectare site could be instead used to deliver 160 homes

· A 3.03 hectare site off Keighley Road in the Bogthorne area, which the plan suggests could deliver a minimum of 79 homes

· Land off Carr Bank in Riddlesden. A planning application for 18 homes on this site is currently going through the planning process.

· A 3.23 hectare site off Hainworth Wood Road which could deliver 73 homes.

· The former Branshaw School site on Nashville Road, a site the plan says is suitable for 23 houses. An application to build housing on the site was refused last year.

· A 4.79 hectare site off North Dene Road in the Guard House area. It is listed as possibly being suitable for 126 homes.

· The former Bronte School Playing Fields (32 homes)

Some sites, such as land off Moss Carr Road, already have planning permission to be developed.

Several areas have also been allocated for employment use in the coming years. These include:

· A former allotment site on Kensington Street

· The Beechcliffe site off Hard Ings Road

· Land off Bradford Road – next to the Premier Inn in Crossflatts

On Thursday Bradford Council’s Executive will be asked to approve the publication of the Bradford District Local Plan, paving the way for a six-week period in which residents, businesses and other organisations can make formal representations.
