PLANS for hundreds of homes to be built on a key site close to York city centre after more than two decades have taken another step forward, according to developers.

Locally-based housing giant Persimmon Homes said it has sold the 2.14 acre development site at the former Barbican swimming pool site, next to StayCity aparthotel, to Yorkshire-based developer Artium Group.

228 apartments are now planned for the site, with 22 per cent of the new homes provided at a discount below the open market value, a Persimmon spokesperson said.

As reported by The Press, the plot has been disused since 2004 after an initial plan for homes was mothballed, although the aparthotel was built but the residential scheme was never implemented.

In 2025, Persimmon said it launched a public consultation on the plans it submitted to the council.

In December last year, officers at the council "approved plans and other relevant conditions to facilitate a revised scheme for the residential development", according to planning documents.

This allocation of housing is part of City of York Council's adopted plan and building heights will be limited to those of the nearby hotel.

A spokesman for Persimmon Yorkshire said: "We're pleased to see the redevelopment of this site take another major step forward.

"We've worked closely with City of York Council over the last two years to deliver a design and a planning application worthy of this location.

"Unlocking the potential of this site will not only add to York's housing needs but also signal a further endorsement of investment in York alongside the exciting plans for York Central."

Thomas Shotton, managing director of Artium Group, said: "The Barbican is one of York’s most important sites and securing it is a real milestone for Artium.

"With planning in place and all pre-commencement conditions discharged, we're now in a position to bring it forward.

"We're grateful to Persimmon for their work with the Council and the constructive way they've worked with us."

Richard Bland, investment director at Artium Group, said: "Consented city-centre sites like this are rare, and demand for good-quality homes in York continues to outstrip supply.

"That's why we moved decisively to secure it."
