Harrogate's Cairn Hotel put on the market for offers over £6m

The Cairn Hotel, one of Harrogate’s established Victorian hotels, has been put on the market with offers invited in excess of £6 million.

Specialist property adviser Christie & Co has been instructed to market the hotel on behalf of the joint administrators of Strathmore Hotels Limited.

Located on Ripon Road, the hotel occupies an extensive site of approximately four acres and has 135 en suite bedrooms, five function suites and parking for more than 100 vehicles.

The property has a long history as a hotel, dating back to Harrogate’s Victorian expansion as a spa destination. It continues to operate as a hospitality venue, catering for leisure visitors, conferences, weddings and other events.

Four-acre site with redevelopment potential

Alongside the main hotel building, the site includes a detached Victorian house containing 10 bedrooms and a separate former garage and workshop.

Christie & Co says the additional buildings offer potential for redevelopment, while identifying the possibility of developing a more extensive spa and leisure offering at the hotel.

The hotel’s principal dining room can accommodate up to 350 guests and retains original Victorian architectural features. The Promenade Bar provides a separate space for drinks, bar snacks and light meals.

Sale follows hotel group’s administration

The hotel is being marketed by Christie & Co on behalf of joint administrators James Dewar and Alistair McAlinden of Interpath, following the administration of Strathmore Hotels Limited.

David Lee, regional director for hotels at Christie & Co, said hotels of this size rarely become available in Harrogate and described the property as having scope for further development.

The hotel is being offered on a long leasehold basis, with approximately 70 years remaining on the lease. Offers are invited in excess of £6 million.

Further details of the sale are available from Christie & Co.
