The derelict land of a former coal depot in Darlington could be transformed into 34 new flats.

Plans have been lodged to build a three-storey apartment block on “unkempt” land at the end of Melland Street.

The development, which is understood to have historically been used as a coal depot, is directly beside Darlington Tyre and Autocare, off Parkgate.

Planning documents say the “high-quality urban accommodation” would “boost and diversity” housing in the town.

On the ground floor, it would feature four two-bedroom flats and nine one-bedroom flats, all of which would have private gardens.

The first floor would have 15 flats - four with two bedrooms and nine with one bedroom - while the second floor would have three two-bedroom flats and one one-bedroom flat.

Two of the second floor flats would have their own private garden space - with the rest of the rooftop being an “external amenity space” for future residents.

The building would be made up of largely red brickwork, with feature brickwork being a deep brown colour and brown cladding.

There would be 16 car parking spaces, including four electric vehicle charging bays, as well as a secure bike storage and bin stores.

Planning documents describe how the land, which has been vacant for years, is a "highly suitable” location on the edge of the town centre.

It said the design of the building is “sympathetic to local character and important historic features, whilst adding a contemporary feel to the development”.

“The inclusion of green roofs and enhanced landscaping will soften the roofscape,” it said.

Plans were previously approved for 36 apartments and car parking on the land in 2006, followed by a revised application in 2007 for 39 flats.

This would have seen two blocks built on opposite sides of Melland Street, redeveloping the former Wentworth Self-Drive Hire and demolishing existing warehouses.

However, the two new blocks never came to fruition.
