A derelict pub will be transformed into a new bar and restaurant.
Planning permission has been granted for the redevelopment of the former Hylton Castle Arms in Sunderland, bringing fresh life to the long-vacant building.
The pub, trading under the name since 1959, was sold in 2024.
The approved plans include a single-storey side extension, external alterations, new openings, and the creation of an outdoor terrace area.

The proposal aims to restore the derelict building and create "a new thriving and much needed restaurant and bar" in the heart of the Hylton Castle housing estate.
During the public consultation process, three objections were raised, with concerns including noise, overdevelopment, increased traffic, scale and massing, highway safety and hours of use.
However, Sunderland City Council’s planning department concluded that the scheme would deliver a "positive improvement" by refurbishing and bringing a vacant building back into active use.
Council planners said "refurbishing and bringing a vacant building back into active use, is considered to result in positive improvement".
They also confirmed that the development would not cause unacceptable effects on neighbouring homes in terms of overshadowing, loss of privacy, or overdominance.
The applicant noted that a mechanical ventilation system had been "thoroughly considered in regard to design, noise and odour."

The new venue is expected to create around four full-time and two part-time jobs.
Applicants said food would be "freshly prepared on site every day" and that the restaurant would "use the newest technology to ensure efficiency with energy usage."
Additional plans include an extension to the function room, external lighting, new signage, and a new CCTV system.
