Plans that could breathe new life into an “in decline” area of Bradford city centre have been approved.
Earlier this year, an application to subdivide the former Nathan & Co Pawnbrokers unit on James Street into smaller units was submitted to Bradford Council.
The proposals would see one of the two new units converted into a takeaway.
What the application says
Applicant Sachdev Properties Ltd said “The units in their current format are difficult to let in terms of internal area and layout, and are unable to achieve current letting market rental rates under their current use class in this area of low rental value.
“In line with many similar retail streets in Bradford city centre, the area is in decline, due in part to the difficult trading conditions affecting many town and city businesses throughout the UK, as a result this area achieves lower rental values and a high turnover of start-up retailers.”
Why was it approved?
The application to alter the unit has now been approved, with planning officers saying: “The proposed subdivision would result in two viable commercial units and retain an active ground-floor frontage.
“Given the size of the existing premises and its city centre location, the subdivision is considered a reasonable form of development that would preserve the commercial function of the building and support the vitality and viability of the centre.”
One condition of the approval is that the proposed takeaway can only open between 11am and 11pm.
