A rare "oven ready" unit has become available at one of the Tees Valley's most established office spaces.
For over two decades, Darlington's Pioneer Court has offered "Grade A" office space to a wide range of businesses - with current occupants ranging from law firms to dental clinics.
Now, Unit One at the business park has come onto the market, providing companies the chance to move into a fully fitted workspace without the need for a costly refurbishment.

"I've been here for nine years, and this is the first time we've had an oven-ready unit enter the market, so it really is a rare opportunity for businesses to move here," said Stuart Keegan, property manager at Pioneer Court.
"Usually, when a property becomes available, it can involve a lot of work and money to get it ready, but this just needs desks before it is ready to go."
And figures show that when businesses move into Pioneer Court, they tend to stay.
The site boasts an "exceptional" average tenant tenure of eight years - around twice the national average.
Additionally, 42 per cent of occupiers have been based at Pioneer Court for over a decade.
And any new occupant at the available unit at Morton Palms Business Park would benefit from an air-conditioned site, with LED lighting and on-site parking.
The unit has benefited in recent years from a five-figure revamp, and Stuart said there was already strong informal interest in the unit before it formally entered the market - while interest in Pioneer Court has grown from firms based outside the Tees Valley.
"We run a waiting list for businesses looking to relocate here, and demand has been particularly strong," he said.
"One of Pioneer Court's strongest selling points is the location. For years, companies assumed Darlington was too far north to relocate.

"But the penny is dropping.
"We are just a couple of miles from both Darlington Railway Station and Teesside Airport.
"And companies now realise they can benefit from high-quality and highly-affordable office space just a couple of hours on a direct train from London, and that's reflected in the interest from companies keen to move here."
