Bradford house prices revealed: Where values have risen and fallen most

HOUSE prices have surged by 44 per cent in one area of Bradford, according to a new report.

The biggest growth was recorded in Keighley Utley, where the median property price rose from £161,750 to £232,995 between September 2024 and September 2025.

The data comes from the House Growth Report, compiled by MG Timber and Online Marketing Surgery, which ranks Bradford neighbourhoods by year-on-year changes in property values.

Brown Royd also saw a notable increase, with prices rising by 36.8 per cent from £95,000 to £130,000.

Other areas with significant growth include Heaton Highgate (up 25 per cent), Keighley Exley Head (up 23.3 per cent), and Chellow Heights (up 19.2 per cent).

However, not all areas experienced growth.

Barkerend West & Little Germany saw the largest decline, with prices falling by 36.9 per cent from £130,000 to £82,000.

Central Bradford also recorded a drop of 20.5 per cent, while Addingham & Ilkley Moor fell by 17 per cent.

The report used property data from the Office for National Statistics, comparing median house prices across Bradford’s MSOA areas in September 2024 and September 2025 to calculate the percentage changes.
