The temporary measures, announced by Sunderland City Council, are due to gas main repair works.
The closures affect parts of John Street and Mount Pleasant, as well as footpaths in the Hall Lane Estate.
The restrictions in Houghton-le-Spring will start on September 7 and are expected to remain in place for 12 weeks, although the orders allow for a maximum duration of 18 months for the roads and six months for the footpaths.

The affected areas include Balmoral Crescent, Dunkirk Avenue, Lawnswood, and specific sections of John Street and Mount Pleasant.
For residents affected by the road closures, vehicular access will be provided when essential or in an emergency and when the works are not in operation.
Pedestrian access to affected properties will be maintained throughout the repair works.
Alternative routes will be provided via the adjacent highway network.
John Street will be closed from its junction with Seaham Road to its junction with Ryhope Street.
Mount Pleasant will be closed from its junction with Nesham Place for a distance of 20 metres in a south-easterly direction.
Meanwhile, footpath closures will affect various sections of Balmoral Crescent, Dunkirk Avenue, and Lawnswood.
