Search the Public Notice Portal A DEVELOPMENT of 32 homes could soon be built on a site in Bradford – a decade after plans for a major housing scheme were approved.
The Canal Road Urban Village scheme, also known as New Bolton Woods, has been one of the biggest residential developments in the district in recent years.
It has seen hundreds of homes built along the main corridor between Bradford and Shipley, with other sites earmarked for further development.
In 2016, Bradford Council approved an outline application for “a residential led mixed-use development comprising residential, a new local centre, retirement, primary school, creche/nursery, health centre, leisure uses, petrol station and car showroom, 3G sports pitch and associated open space and infrastructure.”
The plan was developed by Canal Road Urban Village Ltd - a joint venture between Bradford Council and Urbo Regeneration.
The development would take many years to develop, and one condition was that more detailed permission for the different parts of the development would have to be submitted within 13 years of approval.
So far, the project has seen hundreds of homes built in the area, along with an Aldi and Costa drive-thru.

32 homes to be built on green space
However, there has been little progress on other aspects, including the health centre or primary school.
Now a planning application for a section of this huge development has been submitted by Keepmoat Homes and Canal Road Urban Village Limited.
It would see 32 homes built on a green space between Canal Road/Valley Road and Poplar Crescent.
The development would include eight two-bed homes, 19 three-bed homes and five four-bed homes.
The existing Canal Road Greenway will pass through the housing development.
What does the application say?
The application says: “The site currently consists of green open space and a paved cycleway which runs through the centre of the site.
"To the east of the site are residential properties, to the south are sports pitches associated with Bolton Woods Junior Football Club.
"To the west is car parking associated with an industrial building and Bradford Beck.”
The application goes in depth into the history of the wider housing plans, adding: “As a Reserved Matters submission, this application does not revisit the principle of development, which has already been established through the outline planning permission.
“Instead, it seeks approval for the detailed design matters of access, appearance, landscaping, layout and scale, in accordance with the approved parameter plans and principles set out within the Design and Access Statement.”
A decision on the application is expected in November.
