New data has revealed how much homes in York sold for – compared with their original asking price.
Sellers in the YO postcode had to reduce their asking prices by an average of £10,864 (or 3.46 per cent) over the last 12 months, the findings by homebuyers and auctioneers Property Solvers showed.
The company tracked 3,954 property transactions between August 2025 and August 2026 and compared the monthly updated asking price compared with the difference of the sold price, as lodged at the HM Land Registry.
It found that prices fell the most for homes in the YO43 post code area around Market Weighton, with 134 sellers reducing their properties by an average of £6,850 to get the sale going.
Across this region, 14 sellers were knocking off an average of £17,800 from the initial asking price in the 12 months to August 2026, Property Solvers found.

Ruban Selvanayagam, co-director of Property Solvers, said: "The gap between asking and achieved prices often reflects sellers testing the market rather than where buyers are actually prepared to transact.
“Looking at genuinely completed sale prices alongside current asking prices provides a far clearer picture of local market conditions."
He added: "Although market conditions remain challenging, well-priced homes continue to sell across the country.
“Buyers are simply more discerning than they were a few years ago and have become much more conscious of value."
