The latest phase of plans for a 970-home garden village on the outskirts of York has been submitted to City of York Council.
Redrow Homes Yorkshire has lodged a reserved matters application to build 45 houses on land south of North Lane in Huntington.
The site forms Phase 1C of the major Monks Cross Garden Village scheme, which was granted outline planning permission by the Secretary of State following a public inquiry in December 2022.
The wider development, spanning 164 acres on land bordering North Lane and Monks Cross Link Road, is being brought forward jointly by developers Redrow Homes and Bellway Homes.
Previously agricultural land associated with White Horse Farm, the 5.28-acre plot sits in the north-western parcel of the masterplan.
It joins the neighbouring Phase 1B, which received reserved matters approval for 314 homes in late 2025.
According to planning documents, the new proposal will feature a mix of two-storey market and affordable homes, ranging from one-bedroom to five-bedroom properties.
It will also set aside five per cent of its capacity for self-build and custom-build plots.
The layout has been designed “following traditional garden village principles”, with green spaces.
A dedicated green corridor running along the eastern boundary will connect Phase 1C directly to adjacent housing phases, with walkways and cycle paths.
The plan includes 13 affordable homes (30 per cent of the total), which will be “pepper-potted across the site”.
Every house will have its own electric vehicle charging point, alongside cycle storage built into garages or garden sheds.
Access to the new cul-de-sac will mainly be routed internally through Phase 1B from Monks Cross Link Road, maintaining the masterplan’s commitment to limit traffic through Huntington. A private driveway off North Lane will serve just three of the proposed homes.
The broader Monks Cross Garden Village scheme will eventually feature up to 970 homes, a new primary school and nursery, a local retail hub, playing fields and a 36-acre country park complete with 1.4 miles of walking trails.
