Homeowners are spending nearly £150,000 on major property projects.
The eye-watering average budget was revealed ahead of the Northern Homebuilding & Renovating Show, set to take place from October 30 to November 1 at the Harrogate Convention Centre.
Research also shows that 76 per cent of attendees already have live renovation plans, with average spends of £64,000 on refurbishments, £116,000 on extensions and up to £379,000 for new builds.
Michael Holmes, a property expert at the event, said: "A budget of this size represents one of the largest financial commitments most homeowners will ever make, after buying the property itself.
"Yet people can lose thousands through inadequate specifications, unrealistic allowances or decisions made in the wrong order."
The show will feature more than 250 exhibitors and daily seminars on topics including planning permission and design ideas.
Talks will also address the upcoming Future Homes Standard, which comes into effect on March 24, 2027, outlining new requirements for low-carbon heating in new builds.
Visitors can book 15-minute advice sessions with experts including Mr Holmes, architect Allan Corfield, planner Sally Tagg, and self-build specialist Mark Stevenson.
The show runs from 10am to 5pm on October 30 and 31, and from 10am to 4.30pm on November 1.
