Five-bed home on Yorkshire coast set to be turned into holiday let with hot tub

A five-bed house in a coastal North Yorkshire town will be turned into a holiday let despite concerns about the impact on neighbours.

The residential house and outdoor area with a hot tub at 12, Gap Road, Filey can be turned into short-term holiday let accommodation after Sheron Oakley’s scheme was given the green light by council planners.

The property is set to be let as a single unit for short-term holiday accommodation for around 42 weeks a year and will be managed and operated by the letting agent Sykes.

Despite commending the diversification of the local tourism industry, officers raised concerns about the impact of the plan on the amenity of neighbouring residents.

They said the main concern was about the holiday guests’ use of the rear garden area “including the hot tub, where noisy outside activity connected with the holiday use could reduce the enjoyment of residents’ gardens”.

Planners noted that while holiday visitors “may utilise the external spaces around the building more intensively than a single-family dwelling”, they said that a large residential household occupying the property could also “reasonably be expected to use their gardens, particularly during good weather, resulting in some noise and disturbance”.

The planning authority added that it was confident that the applicant and letting agent “will ensure sufficient measures are in place to help mitigate the impact of the use”.

No objections were made by Filey Town Council or the Highway Authority.

Submitted plans stated: “The proposed holiday let will be operated as a professionally managed single-unit holiday accommodation. Through occupancy controls, management procedures, noise controls and a strict no-party policy, the use will not result in unacceptable impacts on neighbouring occupiers or the wider area.”

It added: “The property will operate a strict no-party and no-event policy.

“Hen parties, stag parties, commercial events and similar gatherings will not be permitted. Any breach of this requirement may result in immediate termination of the booking.”

The application was approved, subject to conditions, on Thursday, July 30.
